Shore Renovations is the renovation side of Shore Handyman: the same Cape May County team, the same documentation, scaled up for kitchens, whole-floor interiors, and exterior rebuilds. We work in Avalon, Stone Harbor, Sea Isle City, Ocean City, Cape May, the Wildwoods, and every town in between.
A shore house is not a mainland house. It sits empty half the year, sees a dozen renters in a summer, and lives in salt air that eats ordinary fasteners and finishes. Many sit in a flood zone where a large enough project changes what the whole building has to meet. We plan renovations around all of that from the first walk-through, not after the first surprise.
Built for the coast
Material choices at the shore are maintenance decisions. We specify finishes and hardware with salt exposure, humidity, and rental wear in mind, and we tell you where a cheaper option will cost you more by year three.
- Fiber cement and engineered siding, composite decking, and stainless or hot-dip galvanized fasteners for exposed work
- Moisture-tolerant flooring, cabinetry, and trim for houses that close up for the winter
- Durable, easy-to-clean finishes for rental kitchens and baths
The off-season advantage
Most shore rentals run Memorial Day to Labor Day, and some towns limit exterior construction in summer. The window for real renovation work is the off-season — and cabinets, windows, and specialty orders need lead time to arrive.
That is why the best time to start planning a renovation is late summer or early fall, so design, selections, and orders are settled before the off-season build window opens.
For second-home and rental owners
Roughly half of the homes in Cape May County are seasonal. If you are managing a renovation from Philadelphia, North Jersey, or further away, you need a single point of contact and proof of progress — not a promise.
- Photo updates as each stage closes, so you see the work without the drive
- Schedules built backward from your first rental week
- Coordination with your property manager or rental agency for access and turnover
Permits and flood rules, handled
We pull and manage the permits your project needs and tell you up front which work counts as ordinary maintenance under New Jersey's construction code and which needs a permit. In a flood zone, we flag early whether your project could approach your town's substantial-improvement threshold — when the cost of work reaches half of the building's value, the whole house may have to meet current flood elevation standards. Your local floodplain administrator makes that call, and freeboard requirements vary from town to town.
Most single-family renovations landward of the beach and dune do not need a CAFRA permit, and renovations to an existing single-family home in the Pinelands towns — Upper Township, Dennis Township, and Woodbine — are generally exempt from a Pinelands Commission application. If your lot is on the dune, the beach, or the water, we will tell you before design starts.
From design consultation to finished room
- 1
Request a design consultation
Add the renovation to your project list on the Service Menu or call the office. There is no charge to request it, and nothing is booked or billed online.

Walk the house together
A Shore construction manager meets you on site — or walks it with your property manager while you join by phone — to measure, photograph, talk finishes, and flag permit, flood-zone, and access questions early.
- 3
Get a written, fixed-price proposal
You receive a written scope and price before any work is scheduled. Licensed plumbing, electrical, and gas work is performed by licensed subcontractors we hire and coordinate.

Build on the off-season calendar
We sequence demo, trades, and finish work around your rental calendar and your town's construction rules, and send photo updates as each stage closes.
