Exterior Renovations

Salt air, wind-driven rain, and summer sun are hard on every exterior surface at the shore. We renovate siding, decks, windows, doors, and outdoor living spaces across Cape May County with materials and fasteners chosen for coastal exposure.

Exterior projects are where town rules matter most: summer construction limits, flood-zone requirements, and — on some lots — coastal permitting. We sort those out before design is final.

Coastal-grade materials

The difference between an exterior that lasts and one that streaks, rots, or rusts usually comes down to material and fastener choice.

  • Fiber cement and engineered siding with a quality factory or field finish
  • Composite and PVC decking and trim that won't split, splinter, or need staining
  • Stainless steel or hot-dip galvanized fasteners and connectors on exposed work
  • Impact-rated and coastal-rated windows and doors where your zone calls for them

Siding replacement

Whether you are replacing tired cedar shake, storm-damaged vinyl, or upgrading to fiber cement, we handle tear-off, sheathing and flashing repairs, house wrap, and trim details. Under New Jersey's construction code, replacing siding on a one- or two-family home is generally ordinary maintenance, with the exception of polypropylene siding, which always needs a permit.

Decks, porches, and outdoor living

Decks, porches, pergolas, and outdoor showers are where shore houses earn their summers. Replacing deck boards or railings is generally ordinary maintenance; a new deck or full replacement needs a permit, which we manage.

Windows and exterior doors

Replacing windows and doors in the same rough opening is generally ordinary maintenance in New Jersey. Changing an opening's size or framing needs a permit. We coordinate product selection, lead times, and installation so openings are never left exposed in bad weather.

Flood zones, freeboard, and the 50% rule

In a flood hazard area, a large enough project can be treated as a substantial improvement — when the cost of work reaches half the building's value — and the whole house may then have to meet current elevation standards. New Jersey requires at least one foot of freeboard above base flood elevation, and some towns require more. We flag projects that may approach the threshold early, before you commit to a scope.

Beachfront and dune lots

Most exterior renovations landward of the beach and dune do not need a CAFRA permit. Work on a dune, beach, or waterfront lot can require NJDEP review. We check your lot before design starts.

How it works

From design consultation to finished room

  1. 1

    Request a design consultation

Add the renovation to your project list on the Service Menu or call the office. There is no charge to request it, and nothing is booked or billed online.

  2. 2

    Walk the house together

A Shore construction manager meets you on site — or walks it with your property manager while you join by phone — to measure, photograph, talk finishes, and flag permit, flood-zone, and access questions early.

  3. 3

    Get a written, fixed-price proposal

You receive a written scope and price before any work is scheduled. Licensed plumbing, electrical, and gas work is performed by licensed subcontractors we hire and coordinate.

  4. 4

    Build on the off-season calendar

We sequence demo, trades, and finish work around your rental calendar and your town's construction rules, and send photo updates as each stage closes.

  5. 5

    Final walk-through

We walk the finished work with you, close out the punch list, and make sure permits and inspections are signed off.

Exterior renovation questions

  • Fiber cement with a quality factory or field finish is a strong choice for shore exposure, and composite or PVC trim avoids rot. Fasteners matter as much as the siding — we use stainless steel or hot-dip galvanized on exposed work.
